We are seeking a highly skilled and detail-oriented Controller to join our team. The Controller is responsible for financial reporting and supporting operational aspects of fund management. This includes oversight of fund administration, forecasting, and financial analysis. The ideal candidate will bring deep expertise in real estate and private credit investment accounting, fund structures, and regulatory compliance, and will serve as a key liaison between internal teams and external fund administrators.

Responsibilities Include:

  • Managing relationships with third-party fund administrators, ensuring accuracy and timeliness of financial reporting packages, NAV calculations, capital calls, distributions, and investor reporting (as applicable).

  • Coordinating with third parties on all fund-related matters (e.g. acquisitions, dispositions, investor flows, etc.).

  • Reviewing and approving fund-level financial statements and the material and high-risk components, including but not limited to, NAV, management fees, waterfalls/incentive fees, capital flows, and valuations.

  • Monitoring and ensuring compliance with fund governing documents (LPAs, subscription agreements, etc.) regarding financial matters and assist with fund lifecycle events.

  • Maintaining and enhancing internal accounting policies and procedures in accordance with GAAP, IFRS, and other applicable standards.

  • Providing input on fund structures, valuation and NAV methodologies.

  • Assist with investor RFP/DDQs.

  • Overseeing accounting and reporting for carry vehicles, including tracking of allocations and vesting schedules.

  • Supporting fund operations team with credit facility management, including compliance monitoring, draw requests, covenant tracking, and recommended debt sizing.

  • Reviewing and approving inputs for performance returns.

  • Leading financial and tax investment level due diligence and structuring efforts in coordination with third-party consultants, tax advisory, and compliance teams, and define transaction fund flows and instrument terms.

  • Providing financial analysis to support investment performance monitoring and strategic decision-making, including cost benefit analysis and back testing.

  • Supporting fund operations team with fund-level and portfolio-level forecasting, budgeting, and scenario analysis.

  • Supporting fund operations team with cash flow forecasting and liquidity management across funds and corporate entities.

  • Coordinating capital activity including funds flow, instrument terms, contributions, distributions, and financing arrangements.

  • Appointing external auditors and collaborate with them to support annual audits and ensure timely delivery of required documentation; serve as escalation point of contact.

  • Supporting the internal and external tax teams in preparing and reviewing tax filings, investor tax reporting, compliance with relevant tax regulations, and approval of DT calculations.

  • Collaborating cross-functionally with all disciplines, including portfolio, investment, legal, compliance, and investor relations teams.

What you can bring:

  • Bachelors degree in Accounting or Finance; CPA/chartered accountant preferred.

  • Accounting experience in a controller or fund accounting role.

  • Strong understanding of institutional real estate investment structures (open-end and closed-end funds, REITs, joint ventures, and operating companies).

  • Experience managing fund administrators and external service providers.

  • Ability to appropriately assess materiality and risk to support efficient oversight and decision-making.

  • Proven ability to multi-task and manage priorities across multiple products, fund structures, and reporting timelines.
